Naproti tomu dru\u017estvo je tak\u00e9 seskupen\u00ed fyzick\u00fdch (a n\u011bkdy i pr\u00e1vnick\u00fdch) osob, ale tyto osoby, jako\u017eto \u010dlenov\u00e9 dru\u017estva s jeho stanovami a intern\u00edm \u0159\u00e1dem, ji\u017e vytv\u00e1\u0159\u00ed status pr\u00e1vnick\u00e9 osoby.N\u00e1jemn\u00e9 \u2013 vlastn\u00edci jednotek si hrad\u00ed pouze na z\u00e1klad\u011b intern\u00ed dohody n\u00e1klady na \u00fadr\u017ebu objektu, a z nich se pak financuj\u00ed r\u016fzn\u00e9 opravy \u010di celkov\u00e9 rekonstrukce, nap\u0159\u00edklad zateplen\u00ed fas\u00e1dy, nov\u00e1 st\u0159echa, kom\u00edny atp. Vlastn\u00edci jednotek tedy neplat\u00ed nikomu \u017e\u00e1dn\u00e9 n\u00e1jemn\u00e9 a sami si zodpov\u00eddaj\u00ed za chod domu tak, jako by to byla jedna velk\u00e1 rodina, do jej\u00edho\u017e rozpo\u010dtu ka\u017ed\u00fd vkl\u00e1d\u00e1 sv\u016fj finan\u010dn\u00ed pod\u00edl. U bytov\u00e9ho dru\u017estva je to jinak, to je toti\u017e vlastn\u00edkem cel\u00e9ho domu, a tedy i v\u0161ech byt\u016f, a \u010dlenov\u00e9 dru\u017estva pak hrad\u00ed pravideln\u00e9 n\u00e1jemn\u00e9, vypo\u010d\u00edtan\u00e9 na z\u00e1klad\u011b ustanoven\u00ed veden\u00ed dru\u017estva \u010di jeho \u010dlen\u016f.
